The new financial year has started, but the new collector rate has not been implemented yet to buy land. Reports have been sought from the districts to fix the collector guidelines. In this, there is talk of increasing the rate by 100% in many districts including Raipur, Durg-Bhilai, Bilaspur. On its implementation, it will be expensive for the common man to buy a house-shop with a plot.
According to sources, the report from the districts claimed that the government price of land has not increased since 2018-19. In this, the rate was also up to 30% in 5 years. Due to this, there has been a big difference in government rate and market price. The price of land in every city increased wildly. But the price in government documents is still low. To eliminate this gap, there is a preparation to issue a new guideline.
Due to not increasing the government price for years, this time a lot of effort is being done to decide the guideline. The evaluation committee will tested the report received from the districts and will give its recommendations. This is the reason that the new guideline for 2025- 26 will be released slightly this time instead of April 1.
Rates may increase in Raipur outer
The maximum impact of the increase in Raipur in the collector guideline can be seen in the outer area. After this, Sejbahar, Saddu, Kachana, Santoshinagar, Pachpedinaka, Ring Road, Mathpurana, Bhatagaon, Kumharpara, Sheetalapara, Transport Nagar, Sarona, Birgaon, Chandnidih, Tarun Nagar, Boriakala, Boriakhurd will also become expensive to buy land.
Registry expenses will also increase
The increase in collector rate will directly affect the registry. Stamp duty on the registry of any land has to be paid 5.5 percent. Women have half a percent discount in this. During the registry, one percent panchayat cess and one percent corporation duty also have to be paid. It is believed that the buyer who buy on the purchase of land has to spend about 10 percent on the stop, registry fee and cess. According to this, the expenditure on the rate of land will increase.
Models of Madhya Pradesh and Telangana are adopting
The registration department team has recently studied the registry models of Madhya Pradesh and Telangana. In Madhya Pradesh too, the rates have been increased by 150% due to differences between market and government prices. In every district of Telangana, the collector guideline has been increased to 50% on an average. Even after increasing the government price of land, there was a boom in the business of real estate. Based on this report, the officers have recommended to increase the price of land.
