The Yogi government of Uttar Pradesh will give compensation to the farmers soon by fixing a new circle rate in the acquisition case of land of farmers to build highway roads. Explain that the land of farmers is acquired by the government to build a highway or road, in which the compensation given to them.
They are given on the basis of old circle rate, because despite having a lot of time, no change has been made in the circle rate of the land by the state government, under this, there will be a focus on completing strict action on priority. 1
You will get the right price of land
The work of revision of circle rate of land in the state is being done by the Yogi Adityanath government of Uttar Pradesh government. Due to the revision of the circle rate of the land, farmers will have the highest profit. On completion of the revision process, according to the law, farmers will get the right price of land in land acquisition.
At the same time, the government will increase revenue. Apart from this, with the strengthening of the real estate sector, there will be transparency in the purchase of land. In order to carry forward the developmental works released in the state by the UP government, focus is being made to complete the revision process related to the circle rate of land in all the districts.
This is how the minimum value of the land is determined
There is a mention of setting a minimum price per hectare or per sqm per hectare of agricultural and unknown land located in different parts of the district. If needed, the District Magistrate can also do revision work of the circle rate list in the middle of the year. In this way, the process of revision of circle rates of land in about 37 districts has been completed in UP since January 1, 2024.
The process of revision continues in these districts of UP
In the meeting of the Chief Secretary in March 2025, instructions have been given to speed up this process. Among the districts where the circle rate has not changed for years, Lucknow, Varanasi, Etawah, Baghpat, Gorakhpur, Hapur, Kannauj, Meerut, Bulandshahr, Maharajganj, Kushinagar, Ayodhya, Etah, Ambedkar Nagar, Sant Kabirnagar, Jalaun, Kaushambi and Prayagraj etc. are prominent.
Revision action will be taken soon in all these districts. Apart from this, the process of revision is currently going on in many districts including Shamli, Saharanpur, Aligarh, Hamirpur, Kasganj, Badaun, Jhansi, Muzaffarpur, Lalitpur, Banda, Mirjapur, Agra, Sultanpur, Amethi and Gautam Buddha Nagar.
Stamp duty seems to be at the time of purchase
According to the government’s guide line, the circle rate is the minimum price of land on which the government recognizes to buy or sell land. Land can not be registered at a lower price. In many districts of UP, the circle rate was quite old, so that the land could not get a fair price for selling the land.
To overcome this problem of farmers, the state government has changed the circle price of land so that farmers can get better value of their land. Please tell that at the time of purchase of land, stamp duty is found which is a source of revenue income for the government.
No land registry is less than circle rate
The market rate of land is higher than this. Because the flat that the builder gives you gives you at the market rate which is much higher than the circle rate. If the builder sells you flat or land at the circuit rate, then he can suffer a lot of damage.
In such a situation, the market rate is always higher than the circle rate. The main objective of fixing the circle rate is to prevent government tax evasion. No land can be sold or purchased in less than the circle rate. No land can be registered in less than the circle rate.
