There is an atmosphere of enthusiasm among the farmers across the state regarding the land pooling policy of the Punjab government. Where on the one hand the opposition is spreading lies about this scheme in frustration and protesting. Due to this policy, the builder lobby has tremendous nervousness, because due to the urban development plan of the Punjab government, world class sectors will now be developed in the cities. On the other hand, farmers who give land are telling this scheme a profit deal.
Farmers say that this is the first time they are getting direct stake in urban development schemes for land acquisition. This is the reason that thousands of farmers in districts like Patiala, Mohali, Ludhiana, Amritsar, Mansa, Ferozepur have agreed to give their land to the government themselves.
This benefit to farmers
Under this scheme, farmers give their land to the government on their own free will and in return they get residential and commercial plots in urban estates developed. The government will get a residential plot of 1000 yards and 200 yards SCO commercial plots for giving one acre land. Farmers can not only sell these plots at any time but can also make profits by creating a housing project or market complex themselves.
With this, not only new avenues of farmers’ income are opening, but they are also getting direct participation in real estate. Also, commission will not have to be paid anywhere in the affair of the property dealer agent.
What do farmers say?
Patiala farmer Rajendra Kumar said that he has no pressure from the government and he has given land on his own. He said that this policy is very beneficial for the farmers because it will increase the value of their land and they will also get permanent economic security.
Another farmer said that he has given 9 acres of land and in return he has got plots worth crores of rupees. He says that if he had sold this land to a private builder, then perhaps there would not have been such a price, a lot of money would have gone into commissioning in the agent’s affair and there was no full benefit of development.
In the first week in Patiala, farmers have agreed to give their land to the government 150 acres and in Mohali. Districts like Amritsar, Moga, Sangrur, Jalandhar, Nawanshahar, Hoshiarpur, Tarn Taran, Fazilka, Kapurthala and Bathinda are also getting positive response from farmers. Now Kisan is now considering himself as a partner of development projects, not only land but not only landlords.
No aspect like acquisition
On the other hand, the father of an NRI son said that due to the builder lobby and false politics, the first sectors were not developed properly, due to which they are troubled by the problem of sewer jam. But due to this policy of the government, now sector world class parameters and common people will be developed according to the convenience. Due to which his NRI son will also not be worried about staying here.
The biggest feature of this scheme is that there is no side like acquisition in it, due to which farmers do not know how to sell land at low prices. Now they are not only involved in the development plan, but they are also getting their real benefit. Even while continuing farming, they can opt for property based permanent income.
Farmers also say that earlier private builders or brokers used to buy their land cheaply and sell them in crores. Now the same farmers can earn the same profits by selling the plot of their share on their own. This has also brought transparency and a sense of ownership.
This policy emerging as a model
This policy of the Punjab government is emerging as a model, which is not only making farmers self -reliant but will also prove to be a milestone towards developing the cities of the state in a planned and balanced manner. Farmers are not only a scheme, but are considering it to develop world class sector in their cities of Punjab.
