Land prices in Chhattisgarh are going to increase soon. According to sources, new guidelines of the land will be implemented from 1 July 2025. Sources in the registration department say that after the implementation of the new guidelines, land prices in the entire state may increase by at least 10-15% and some areas to 20-25%. During the survey, the authorities have assessed the prevailing prices of land in various areas, on the basis of which new rates will be fixed. Land prices are likely to increase the highest in the 50 km radius of Raipur.
The registration department has completed a survey of existing market rates in 33 districts of the state and now area -wise and district -wise price analysis is being done. In the last few months, there has been a slight delay in implementing new rates due to the delay in the survey. The special thing is that after eight years in the state, the guidelines of the land are going to change.
Farmers will benefit the most in new guidelines
Farmers will benefit the most from new guidelines. Most of the lands in Chhattisgarh are with the farmers. At present, the compensation of land acquisition by the government is given on the basis of existing guidelines, while the actual price of farmers’ land adjacent to the road is several times more than the guideline. After the new rates are implemented, the government will have to pay compensation according to the increased rates for acquisition, which will benefit the farmers financially.
Land deals often charge their arbitrary price instead of large builders and developers guideline rates and take the amount of difference in cash (raw). With this, the actual price of the land is exaggerated. The implementation of the new rates will curb this practice, as the increased guidelines will be close to the market value, which will reduce the transaction of black money.
In the last financial year, Chhattisgarh received revenue of Rs 2,900 crore from registration, which is much lower than other states. For example, Maharashtra gets a revenue of Rs 40,000 crore from registration, Rs 30,000 crore from Karnataka and Rs 3,000 crore from Indore city alone in Madhya Pradesh. There is a possibility of significant increase in revenue from registration in Chhattisgarh with the implementation of new guidelines. If there is an increase of 20 percent on an average, then additional amount will come in the treasury of the government, as the registry will now be at increased rates.
